Two bedrooms, two ensuite baths, open kitchen and living, private pool oriented east toward Despotiko.
A turnkey hospitality asset of four independent residences, one shared courtyard, four pools, and an architecturally coherent footprint on one of the last under-built islands of the Cyclades. Delivered Spring 2027.
Rastonee is a private four-residence design compound on the south-western coast of Antiparos - a freehold Greek island estate of four houses arranged around one shared courtyard, with four private pools and unobstructed Aegean views. Single-level main living over a flexible 25 m² lower level, delivered turnkey Spring 2027, available whole or as independently titled residences.
Antiparos remains one of the Cyclades' scarcest luxury property markets. Where Mykonos chose nightlife and inventory, Antiparos chose privacy and restraint. The island has been quietly curated for two decades by a small number of principals - Tsakonas (OLIAROS), the Papalexopoulos family (Titan Cement), Hanks & Wilson - who have anchored its character, defended its building codes, and made discretion the primary asset.
Rastonee enters that lineage. A freehold Greek island compound, culturally arrived, structurally limited, still pre-institutional. The window in which the cleanest valuation multiples form.

The site sits on a quiet slope above Apantima - oriented for evening light, sheltered from the meltemi, walking distance to the water, and a short drive from Chora's tavernas. Private, but not isolated.

gnb architects is an Athens-based practice specialising in luxury residences and boutique hotels across Greece, with a recognised body of Cycladic work. The studio operates at the seam where regulatory precision, bioclimatic engineering and material craft meet - the trio that decides whether a Cycladic project ages with the island or against it.
Their brief at Rastonee was singular: treat the compound as a living organism with its own identity, not a repeated unit. Each residence is drawn for its own light, its own slope, its own hour of the day. Cubic white volumes set against soft curves, framed by iroko pergolas that will silver over two summers. Indoor and outdoor as one continuous space.

A short palette, deliberately. White lime plaster, iroko frames and pergolas, exposed local stonework, travertine. Mechanical systems are tucked, surfaces are honest, and the landscape - low stone walls, wild grasses, circular shrubs - keeps its character. The brief was singular: nothing the island would not already recognise.
"A coherent compound, not a row of villas. One architectural voice, four private addresses." - The design brief
Each residence is autonomous - own entrance, own courtyard, own pergola, own pool - and arranged around a shared inner courtyard. Identical footprint, divergent orientation. Sellable as a single asset or individually titled.

Two bedrooms, two ensuite baths, open kitchen and living, private pool oriented east toward Despotiko.

Two bedrooms, two ensuite baths, long bright kitchen/living, pergola onto the shared courtyard, east-flank pool.

North-south pool aligned to the last hour of sun. Sunset-facing kitchen/living and pergola.

Deepest into the hill. Circular pergola, sheltered courtyard, the most private of the four.
What is being sold is not square metres. It is the morning the cicadas keep quiet a little longer. The sound of a courtyard outdoor shower at six. A dinner that ends because the candle did. A house that asks nothing of its guest.
Rastonee sits below the institutional resorts and above the developer villa cluster. A small, design-led, hospitality-grade compound - the slot occupied elsewhere by Aman Residences, Scorpios Villas, Casa Cook private estates. Discretion is part of the asset.

Modelled on comparable Cycladic four-key compounds: high-season ADR, shoulder occupancy, full-compound buyouts driving the upside. Concierge, F&B and housekeeping structured through a managed-operator model on request. Pro-forma, ADR and occupancy assumptions, and operator letters of intent available in the full dossier.

Yes. Each residence carries independent freehold title with shared landscape, courtyard and optional managed-operator services. Whole-compound, single-residence and equity-participation structures are all available.

Yes. Greece permits foreign ownership of residential property by non-EU buyers, subject to standard tax-registration and notarial requirements. Antiparos sits outside any restricted border zone, so no defence-ministry consent is required.
The Cyclades fall under Greece's higher €800,000 investment threshold. The Rastonee compound clears this threshold; individual-residence eligibility is confirmed during diligence on the specific structure chosen.
Indicative yield modelling for an Aman-tier managed-operator scenario is provided inside the acquisition dossier. Rastonee is positioned, not appraised, alongside benchmark Cycladic boutique assets such as Oliaros and Aman-grade Antiparos villas.
Antiparos retains markedly lower transaction volume and stricter scale limits than Mykonos, and a quieter international audience than Paros. Recent design-led compounds remain rare on the island, supporting the scarcity thesis the dossier develops in full.
The full document - site plan, materials, pro-forma, operator framework, comparable transactions - is shared under NDA with qualified principals and advisors.
